No stress sale
This sale in Portugal was done in a serene way. As we have already mentioned, this is a family story and, more precisely, a legacy. Miguel and Maria had recently lost their father, so they inherited his apartment in the Algarve. Neither sibling wanted to keep the property, so it made sense for them to put it up for sale.
However, in order for everything to go well, the brother and sister decided to contact Properstar to remain objective about the choice of real estate agent for the sale of the apartment they inherited. Patience rewarded faster than expected
Because Miguel and Maria were in no hurry to sell, the agent wanted to take the time to find the best possible buyer.
The apartment they inherited is located in Lagoa, in the popular Algarve region. It has 2 bedrooms, 2 bathrooms and is 95 m2, located in a building that was built in 2002. The apartment is in perfect condition, although itw as a little old fashioned compared to the current modern apartment, but all in all - very nice.
When Miguel and Maria asked for an online estimate, no agent had yet come to estimate the property they inherited, but they did have an idea of the price at which they could sell the apartment.
The real estate agent selected by Properstar went to meet them, visited the apartment and made an estimate of the property according to its characteristics but also according to his knowledge of the local real estate market and themarket value at the time.
A few days later, Properstar shared the real estate agent report with Miguel and Maria regarding the estimate. They were more than delighted, since the estimate was slightly higher than what they expected. In addition, the agent’s report was almost surgical in its estimation calculations. The agent knowledge of the local market really allowed him to accurately and efficiently estimate the property. The visits were started quickly, with several potential buyers presenting themselves and a buyer with a very good profile was found quickly.
However, the buyer that Miguel and Maria chose, was in a special situation. He was selling his own property prior to buying a new one. As his proposal offer was the most interesting one to them, the brother and sister were reassured and they decided to wait until the buyer had completed his own property sale. Plus, the buyer had "reserved" the apartment by paying a 10% deposit for their father’s apartment.
As it turns out, the buyer sold his property quickly and Miguel and Maria's apartment sale was finalized in just under two months. The apartment sold for about 175,000 Euros even though Miguel and Maria were expecting 160,000 Euros.
